If this rumor is true, it truely is a breakthrough! From TORN From Sets for ‘The Hobbit’ Being (re?)built! June 21st, 2009
Thanks to the folks at Red Carpet Tours for this one: A spy has uncovered some exciting developments regarding a film set for The Hobbit - but all he can say at the moment is that an official announcement will be coming from Peter Jackson’s people later this week. Stay tuned!Short, but hopefully sweet! We shall see! ;D

apparently, whereas last time they build a temporary set, for the Hobbit they'll be making a few of them permanent...for touristy purposes

as much as I'd rather visit Isengard, or Minas Tirith obviously Hobbiton is much more realistic, so I agree...I hope to find my way down there too ;D
